Asset Manager

Job description
- Design and execution of asset management strategies and scenarios for achieving targeted business outcomes
- Monitoring, analysis and reporting of all leasing activity at the properties
- Managing external property managers, facility managers and letting agents / operators
- Supervision of all in-house operations
- Developing processes for selection and tendering of service providers
- Negotiations of lease contracts (of critical importance)
- Proactive business development in order to grow the portfolio and the company's recognition on the market in a new line
- Raising values in an active way and optimizing costs
- Interact effectively with stakeholders at asset level
- Resolving any ongoing issues, ideally finding ways to foresee and avoid them
- Monitoring progress on debt collection and bad debts
- Monitoring of strategic CAPEX projects and comparison with budgets and the team of internal professionals and/or external technical consultants/contractors executing it
- Compiling and complying with relevant reporting procedures (RDS, DPL)
- Reporting to all entities participating in the process.
Requirements
- 5+ years of experience in asset management
- University degree in finance, economics or business, real estate field is an advantage
- Knowledge of property management, work experience in the field is an advantage
- Knowledge and know-how of real estate leasing
- Analytical skills
- Ability to write and present management reports
- Excellent user knowledge of MS Office
- Being pro-active and able to take initiative
- Strong organizational skills, attention to detail and the ability to realize multiple tasks at the same time
- Very good ability to prioritize
- Open approach to new challenges and to learning multiple skills
- Good organization of work
- University education in finance, economics, business and real estate fields is an advantage
- Fluency in Polish and English, German is an advantage
